On a check-out report the only way to show fair, wear and tear is by recording it as an 'action required' which it is not and marking responsibility as miscellaneous. A new field heading of 'fair wear and tear' is required with just ref and comments columns. Miscellaneous responsibilities is a contradiction as by definition responsibility should be by the individual ie tenant or landlord1 vote
This has never really been an ‘Action’ per se, it’s more of an observation which could be recorded alongside the condition.
As a tip – you can bold and italicise words inline within the description and condition fields if you wanted to emphasise parts of the text… or if you really want to add it as an ‘Action’ just type it into the custom action text field below the 3 default options.
A clerk has mis-spelled an address, we have correct this on the 'property' but this does not populate on the inventory report (which is still open?1 vote
The address will update across all the inspections for the property but any PDFs you’ve already downloaded will need to be refreshed to show the updated address.
You can either re-open and re-complete the inspection to refresh the PDF, or contact email@example.com and let us know which addresses you need help with

Yes Andy – you should see a ‘Share Activity’ tab on the inspection – that will show you who the report was sent to, when, and when they opened it.
When adding appliance serial numbers and info to the manuals option field enable a web link to the manuals PDF so that tenants can access the info if manuals have not been provided by the landlord / managing agent3 votes
We now automatically replace URLs with clickable links on Manuals so you can paste a link to a PDF for example
We include the EPC info in our reports so would like a direct and automatic link from the PDF to the Governments EPC register so that tenants can access the EPC (or not!) if the landlord / managing agent does not provide the info3 votes

You can use the Schedule of Condition/Overview block to add this in, or add it to your Notes page/tab
By allowing the photographs to be edited whilst viewing the text area of the online report it will be quicker and lessen the likelihood of mistakes and or having to constantly go back and forth from the upload tab6 votes
You can now reassign photos from within the report editor, click on the photo’s thumbnail and you’ll see the dropdowns to reassign room/item
It would be handy if there was a way to apply a condition or description to multiple items/rooms in one go. For instance if every wall in the property was 'White emulsion' it would save time if you could click 'Apply to..' and then have a tick list of the rooms (and items in that room) that it applies to.34 votes

You can add details like Utility Companies to the/a Checklist or Schedule of Condition item… same with the tenant address, however we also have a field for the Tenant to enter a forwarding address when signing online
Include an instruction in the email that is sent to tenants, outlining what the report is (based on the type of report selected) its purpose, and a clear and concise instruction on what their next steps should be (i.e. read through the report, comment if they feel necessary and sign within 'X' number of days as chosen by the clerk - after which time no response is considered as approval to enable the report to be closed)4 votes
You could always do this from the final online report by clicking the Share button.
Now we’ve made it possible to do this right from the InventoryBase window. Once a report is marked Complete, click on the dropdown/down-arrow button to the right of ‘View Report’ and click ‘Share’

There are some days or times we are unavailable to work and it would be useful to have the ability to block these times or dates as busy on the calendar so that clients using the online portal can see clearly the availability and don't attempt to book tasks into unavailable days.11 votes

The only extra feature I would like at the moment from the Enterprise level is the ability to customise and brand our reports. As we are still growing we really don't need all of the other additional features and storage but an eye catching and branded report would be brilliant. Perhaps introduce a level in between Business and Enterprise? The difference in £50 per month and £200 for needing only this feature is just too much but I would gladly pay something in between for branded reports.49 votes

You can now enable our built-in transcription service by clicking Settings and then toggle on the Transcription module.
Every time you add an inspection you’ll be able to select if you want it dictated, which will add an extra ‘Processing’ step to your report workflow.

Hi, In the app it is showing as update available and has done fro some time now. It looks as though we are running v2.2
There is no update available in the app store under updates. When i have looked at the app in the app store I can see that it is running v4.
We really need to get it updated as it is glitchy and therefore causing us problems1 vote
You need to install the one you find on the App Store, v4 (dark icon), and delete the one that you currently have (with a white icon)
Further updates will come through normally via the Updates list once the new App is installed
